Foreigners can buy condominium units in full freehold ownership, provided foreigners collectively own no more than 49% of a building's floor area. What taxes apply when buying and selling property in Thailand?

On purchase: Transfer Fee 2% of the appraised value, Specific Business Tax 3.3% (if sold within 5 years of ownership), Stamp Duty 0.5% (if no SBT applies), Withholding Tax 1–5% for non-residents. There is no separate capital gains tax — profit is taxed as income at source. Exact calculation depends on the transaction structure.

Freehold — full perpetual ownership (available for condos in Thailand, select zones in Singapore). Leasehold — long-term land lease for 25–99 years (standard in Bali, common for Thai villas).
